Manchisi Joins Power Team Leaders on Expert Panel at NAR Expo

Milton, ON - January 2, 2008 - Top producing Milton agent Domenic Manchisi uses the team approach to his booming Milton based real estate business and sees the results.

Generate New Clients the 10/10/20 Way

Milton, ON – July 27, 2007 – Sometimes the most simple of concepts provide the best results. Domenic Manchisi, of Prudential Town Centre Realty, applied the 10/10/20 to his business and reaped the rewards.


“One of the not-so-secret secrets to sales success is to build on past success. That is what the 10/10/20 technique is all about“, says Ralph R. Roberts, official spokesperson for Guthy-Renker Home and author of “Flipping Houses for Dummies” and “Foreclosure Investing for Dummies”. Here is how it works:


When you list or sell a house, make sure to knock on the 10 doors to the left, 10 doors to the right and the 20 doors across the street. Distribute your postcard with a handwritten note letting the neighbours know that you have listed or sold their neighbour’s home. Manchisi even went a step further and added a photograph of his clients outside their new home on the postcard. Not only is this a very personal touch but it also helps to introduce the new family to the neighbourhood.


Can it really be that simple? Even if the neighbours are not engaging in a conversation at this point you have already earned the potential of reaching thousands of people.


Think of the potential – If every person you speak to knows 250 other people and you distribute postcards to 40 people in the area, you are actually indirectly contacting nearly 10,000 people. Everyone in sales, particularly in real estate, knows that selling is all about meeting people and building relationships.

Homeowners Laud Realtor's Efforts

 

The dream of owning a home seemed to be a distinct one for Milton couple Brian Mills and Lana Hase.

They were locked into renting and it seemed impossible that they would ever be able to raise enough cash for a down payment.

 

Mills, who had owned homes in the past, was particulary frustrated. "Once we paid the rent, utilities and other costs on our rental, the costs were up around $2,000 every month,: he lamented.  "That made it very difficult to save anything."

 

As a former homeowner, that irked Mills.  "Paying rent is just paying someone else's mortgage."  However, he noted Hase had more or less accepted that fate, having never owned a home.

 

Regardless, the pair decided to give homeownership a shot, contact Domenic Manchisi, an associate broker/realtor with Prudential Town Centre Realty in Milton.  Mills had known the Manchisi family for years and the pair decided that they had noting to lose by seeing if he could assist.

 

In the end, it turned out they had plenty to gain, as Manchisi not only found them a home of their dreams, he managed to help them get a mortgage without a down payment.

 

"It's absolutely perfect," raved Hase.  Both she and Mills are drivers with Harrow Truck Lines in Milton and as such spend most of their time on the road.  "We didn't want an older fixer-upper because we just don't have the time to spend on the house.  This house (on Thompson Rd S) is only two years old so it doesn't need any work."

 

The entire process from renter to homeowner took a little more than a month, Hase said, due to the efforts of Manchisi.

 

For his part, Manchisi said that home ownership can be far easier than many people believe.  "In their case, it was a matter of getting the criteria Brian and Lana were looking for in a home and finding something on the market that suited them."  he said.

 

After the couple decided ont he Thompson Road home, Manchisi arranged the financing for the couple.  "We work through specialized financing." he noted, "where the banks we (Prudential) use - all traditional banks  - can gear it to (secure) income.  Like Brian and Lana, a lot of couple have good income but it all gets tied up in rent.  So we establish the funding based on the merits of income."

 

As well, if there's previous credit problems, Manchisi said they also offer a credit repair service, which usually means reestablishing good credit through a small credit or RRSP loans.

 

So how happy were Mills and Hase over the work and effort Manchisi put into making their dram of being homeowners come true? "He and his wife are going to be our first dinner guests," smiled Hase.
